This building is located at the corner of Grafton Street and Lemon Street in Dublin 2. It is a 5 storey over basement development which includes retail at basement, ground and first floors plus offices at second, third and fourth floors.

The redevelopment includes the removal of an existing escape stairs exiting to Grafton Street, the inclusion of a passenger lift to the retail unit, the inclusion of new stairs serving the second, third and fourth floors plus changes to the façade.
