Project: Old Chocolate Factory, Kilmainham, Dublin 8

Mixed development in excess of 36,000m² comprising 5 buildings constructed above a basement car park of 13,500m². An €84 million mixed use development on the 4-acre site of the former Rowntree Chocolate Factory opposite Kilmainham Gaol, including the following:

  • 8,000m2 high specification Office Building over double basement, constructed using structural steelwork to
    achieve 16m clear spans to eliminate all internal columns. The building features a large glazed atrium area with
    access to office areas via a bridge through the atrium void.
  • 120 bed 4* Hilton Hotel with a feature concrete framed structure. Also included is a leisure centre with swimming
    pool, fully fitted gym and aerobics room, conference rooms, restaurant and bar.
  • 228 apartment units in 3 blocks including a feature 11 storey main block. Some apartments have “live work” areas
    incorporated, i.e. dedicated work space within some apartments including own access. Special load bearing
    concrete walls used which have fibremesh as a substitute for conventional steel reinforcement, to reduce overall cost and
    increase speed of construction.
  • 310 car space double basement.
  • Retail units.

BMCE provided full Civil / Structural Engineering Services, including planning stage civils design, structural appraisals, design of structural and civil engineering elements of the project, preparation of tender documentation, evaluation of tenders and monitoring on site during construction stage.
